Overview


As the second largest school district in the United States LAUSD has developed a robust process for managing the development of its facilities. The program, encompassing over 1000 schools and education centers, includes projects in various stages of planning, design, and construction, and is funded by a variety of programs including state and local bonds. LAUSD contracts with construction management firms to assist the District in managing the facilities program at the central office, in field offices and at project sites located throughout its region.

Cordoba’s Role


The Los Angeles Unified School District has been among Cordoba’s most significant clients for many years. Cordoba’s involvement with LAUSD began in 1990 as a subcontractor on the initial Accelerated Building Construction Program (ABC), where we completed construction management services for the construction, addition, and modernization of over one hundred sites in the Los Angeles area, including elementary, junior, and high schools. In 2005, Cordoba Corporation was awarded a prime contract with LAUSD to provide construction management services for the LAUSD’s new construction program.


Services included program management for the charter schools’ facilities program, design management services for San Fernando Valley High School #5, field engineering and document control for projects such as the California Science Center, East Valley Middle School #2 and Santa Monica New Primary Center. Later phases included providing data controls for the central facilities management group, and program scheduling services for the project controls group. We have also provided a project manager for the School Planning and Design Group.


Cordoba continues to provide PM/CM services for projects funded by Measure Q. The service model is staff augmentation with the first procurement in 2013 and subsequently in 2019 and 2023. The District procures individuals from the subcontractor firms for specific jobs that are not covered by District staff. We have filled positions for a field supervisor, a senior construction manager, and two design managers. Responsibilities include design, management, and preconstruction activities along with management of scope, budget, and schedules for individual projects.


Select projects include:


  • Kennedy High School Comprehensive Modernization — $158 million project includes retrofit and modernization of science building, 2-story classroom building, library, shop building, cafeteria/lunch shelter/student store, assembly, and music/special education complex.

  • Taft High School Comprehensive Modernization — $126 million project includes the seismic upgrade and modernization of the administration building, MPR, food services, outdoor dining, student store, and industrial arts bldg. #1.

  • Classroom replacement projects at Dixie Canyon Charter Elementary School, Wonderland Elementary School, Franklin Avenue Elementary School. Cordoba staff are also contributing to a general classroom replacement projects study.

  • Design management for Carver Middle School Sitewide ADA Improvements, comprehensive modernization for Polytechnic High School, Cleveland High School, and the Sherman Oaks Center.
